Why facilities buyers choose us
Professional, insured and paperwork-ready
When you buy cleaning for a managed building or a portfolio, the clean itself is only half of what you're buying. The other half is confidence — that the company is properly insured, that the people on site are DBS-checked, that there is a method statement in the file when your auditor asks, and that the work still happens on the Monday someone calls in sick. Most small local outfits can't give you that. Most large contractors give you a call centre and a rotating cast of strangers.
Beacon Valley Housekeeping sits deliberately in between: small enough that you deal with Sarah directly and the same faces clean your building every week, professional enough that the compliance side is handled properly. We are based in Pen-y-cae and work across the Swansea Valley, upper Neath valley and out through Pontardawe, Neath, Ammanford and Swansea for commercial contracts.
What we take on
Contracts we're built for
Offices & workplaces
Daily, weekly or evening cleaning for offices, studios and professional premises — desks, kitchens, washrooms, communal areas and glass kept consistently presentable.
Holiday-let portfolios
Several lets under one contract: one standard, one contact, one invoice. Ideal for owners and agencies running multiple properties across the national park.
Property & block management
Communal halls, stairwells, entrances and glazing for managing agents and landlords, on a reliable schedule with photo-reported visits.
Holiday parks & lodges
Regular servicing and changeover support for parks, glamping sites and clusters of lodges in and around Bannau Brycheiniog.
Retail & hospitality
Shops, cafés, treatment rooms and small hospitality venues cleaned before or after hours to a public-facing standard.
Post-works & sparkle cleans
Builders' cleans and handover "sparkle" cleans for contractors and developers, ready for occupation or sale.
The paperwork, sorted
Everything your compliance file needs
We know a contract lives or dies on documentation as much as on a shining floor. Ask, and we'll provide:
- Public liability insurance — certificate shared on request
- DBS-checked staff — for schools, care and occupied premises
- Site-specific RAMS — risk assessment and method statement per contract
- COSHH information for the products we use on your site
- Keyholding & alarm procedures, documented and logged
- Written cover arrangements for holidays and sickness
How a contract starts
From enquiry to first clean
Walk-round & scope
We visit the site, understand what needs doing and how often, and note access, security and any compliance requirements.
Written terms & RAMS
You receive clear terms — scope, schedule, price and cover arrangements — along with the RAMS and insurance details for your file.
Onboarding
We agree keyholding or access, brief the team on your site, and set the schedule. You get one point of contact in Sarah.
Consistent delivery
The same team cleans your site to the agreed standard, with photo-reported visits and a monthly invoice. Reviews and adjustments whenever you need them.
Contract cleaning FAQs
What property managers ask
Do you provide RAMS and method statements?
Yes. Every contract is set up with a risk assessment and method statement specific to the site, and we'll share our public liability certificate and DBS documentation with your facilities or compliance team before work begins.
What happens if your cleaner is off sick?
Cover is written into the contract. Because we're a small, settled team who know your building, an absence is covered by someone already briefed on your site — not an unknown agency temp seeing it for the first time.
Can you work outside our opening hours?
Yes — early mornings, evenings and weekends to suit your operation, with keyholding and alarm procedures documented as part of the contract.
How is it invoiced?
On a clear monthly invoice against an agreed scope and schedule. Every site is quoted individually after a walk-round, with keener rates for longer contracts — see how our pricing works. You receive one written figure, and it holds.
Do you take on holiday-let portfolios?
Yes — managing several lets under one contract gives you consistent standards, one point of contact and simpler invoicing. See our holiday let changeover service for how the cleans themselves work.
What areas do you cover for contracts?
The Swansea Valley and out through Pontardawe, Neath, Ammanford, Swansea and Brecon. Travel beyond our standard radius is agreed transparently up front. See our coverage and travel zones.
Where we work
Contract cleaning across the Swansea Valley and South Wales, from our base in Pen-y-cae outward. Standard radius covers the valley towns; wider sites are quoted with transparent travel built in.
