How our pricing and travel zones work

We quote every property individually, in writing, before we start — no rate card, no packages you don't need, and nothing added afterwards. This page explains how a quote is built and how travel is charged across the valley, so you know exactly what to expect before you pick up the phone.

Our approach

Why we quote, and never by a rate card

A rate card looks reassuring on paper. In practice it measures the wrong thing. Two three-bedroom houses a mile apart can be entirely different jobs: one lightly used and ten minutes from our base, the other with a woodburner, a dog and a hot tub. Charging both from the same card either overcharges the first or rushes the second, and rushing is the one thing a premium clean cannot survive.

When you book Beacon Valley Housekeeping you are buying an outcome: a property brought to an agreed standard, photographed, and put right at our cost if we miss something. You are also buying accountability — insurance, DBS-checked staff, a named person who answers the phone. None of that fits inside a number on a clock.

If you are comparing quotes, the headline rate is the least useful line on the page. Ask what happens when something gets broken. Ask who turns up when your cleaner is ill. Ask whether photos arrive afterwards. The answers vary far more than the prices do.

The promise

One figure, in writing, that holds

Whatever the job — a changeover, a weekly rhythm, a deep clean, a move-out — you receive a single written price before we start. It is itemised, travel is included, and it does not move unless the job does. You are buying a finished standard, however long it takes, not hours on a clock.

Six things we weigh up before we give you a number

Size & condition

Bedrooms and bathrooms set the baseline; how the property is actually used and kept sets the rest.

How often you need us

Recurring work is priced more keenly than one-offs; a property we know takes less finding out.

Linen & consumables

Hire-linen bed swaps, on-site washing and restocking are itemised separately, so you only pay for what you use.

Access

Key safes, smart locks or documented keyholding — whichever suits the property.

Travel zone

Zones A and B are standard rates. Zone C adds a fixed supplement agreed up front; Zone D is priced individually.

The finish you want

Hotel-finish styling, welcome touches and hot-tub care sit above a standard clean and are quoted as such.

We work outward from Pen-y-cae, and we would rather travel further for properties that need us than turn good work away. The journey is priced transparently: most of the valley is standard rate, and you always know the travel cost before we start.

How it works

From postcode to first clean

  1. Send your postcode

    It tells us your travel zone straight away, and whether we can help at all — a straight answer within one working day.

  2. A short conversation

    Ten minutes on the phone, a walk-round, or a video call for owners who live away. We learn the property, the frequency and the standard you want.

  3. A written quote

    One fixed figure with travel and any linen or consumables itemised, valid for 30 days. No obligation, and nothing added later.

  4. A trial clean

    Judge us on the work, not the brochure. If the first clean doesn't convince you, you owe us nothing further.

Pricing FAQs

Fair questions about how we charge

Why don't you publish a price list?

Because a price list measures effort, not results. Two properties of the same size can be entirely different jobs, and pricing both from the same card either overcharges the easy one or rushes the hard one. We agree a standard for your property, quote a fixed written price for reaching it, and stand behind the result — because the result is what you are actually buying.

What does the Zone C travel supplement cover?

Simply the extra time and fuel it takes to get the team to you and back. It is a fixed amount based on distance, agreed as part of your written quote, not a percentage or a surprise on the invoice, and it is the same every visit.

Is the quote binding?

Yes. A written quote holds for 30 days, and once accepted the price only changes if the job changes, for example if you add rooms, linen service or extra visits. We would always agree any revision with you before the work is done.

Do prices go up once we have started?

Not quietly, no. One-off prices are fixed at the quote. For recurring work we review rates no more than once a year and give you proper notice in writing, so you can make a decision before anything changes.

Will you price-match a cheaper quote?

No, and we say that politely. Matching a cheaper quote would mean working the way the cheaper quote works: faster, thinner and without the photographs, insurance and cover arrangements that make us worth recommending. If budget is the priority we are happy to suggest a lighter specification instead.
