Terms of service
These are the terms we work to. They are written to be read, not to catch anyone out — if anything here is unclear, ask and we will explain it plainly.

1. These terms
These terms apply to one-off and recurring cleaning work booked with Beacon Valley Housekeeping of Pen-y-cae, Powys, SA9 — including holiday-let changeovers, domestic housekeeping, deep cleans and end-of-tenancy cleans. Contract and commercial clients usually have a separate written agreement with us; where they do, that agreement prevails over anything here.
2. Quotes
Every job is confirmed by a written quote, which stays open for 30 days. Quotes are based on what you tell us and what we see; if a property turns out to be materially different from what was described, we will say so and agree any change with you before starting work — never after it.
3. Booking and access
You agree to provide safe access to the property at the agreed time, whether in person, by key safe, smart lock or a key held by us. Held keys are logged, identified by a code rather than an address, and stored securely. Please tell us in advance about alarms, pets and anything at the property that needs particular care.
4. Cancellation
For one-off cleans and changeovers we ask for 48 hours' notice of cancellation. With less notice than that we may apply a reasonable late-cancellation charge, which we would always tell you about at the time rather than surprise you with on an invoice. If we ever have to cancel on you, we will give you the earliest possible notice and the first available alternative.
5. Payment
We invoice for our work, and payment is due as set out on the invoice. If an account falls overdue we may pause further visits until it is settled — we will always talk to you before that happens.
6. Insurance and liability
We carry public liability insurance, and details of our cover are available on request. If you believe we have damaged something, tell us within 48 hours of the visit; we will either put it right or handle it through our insurance as appropriate. We are not responsible for pre-existing damage, fair wear and tear, or faults that cleaning reveals rather than causes.
7. If something is not right
Tell us within 48 hours and we will come back and put it right at no charge. This is the promise the whole business is built on, and we would far rather return than have you quietly disappointed.
8. Consumables
Where we have agreed to restock consumables — loo roll, tea, coffee, dishwasher tablets and the like — these are billed at cost, itemised on your invoice.
9. Changes to these terms
We may update these terms from time to time; the current version always lives on this page, with the review date shown above. We flag material changes to regular clients rather than relying on anyone re-reading this page.
10. Governing law
These terms are governed by the law of England and Wales, and any dispute is subject to the jurisdiction of its courts. In practice, we solve problems with a phone call — start with our contact page or [PHONE].
